Abstract
The purpose of this research are to analyze and explain the effect of capital structure on financial performance and
firm value, and the effect of financial performance on firm value. The research method used in this study is
quantitative research with an explanatory research approach. The data analyzed by partial least square using 6
property & real estate companies that are listed on the Indonesia Stock Exchange in 2012-2016 as the research
sample. The results of the study indicate that the capital structure has no significant effect on both financial
performance and firm value. Financial performance has a significant effect on firm value
